Minutes of Board Meeting

MEETING

Proper notice having been made and received, the Board of Directors of
Riverwalk Homeowners Association held a meeting at the clubhouse on
11-10-04.

PRESENT

Directors Present: John Doe, Michael Johnson, Alan Smith, Mary Roe,
James Rogers, Tina MichaelsDirectors.

Absent: Linda Davis

Owners Present: Al Smith

Also present was Joe Greene from Coast Management.

CALL TO ORDER

With a quorum at hand, the meeting of the Board of Directors was called to order at 7:00 p.m. by John Doe.

APPROVAL OF MINUTES

The Board of Directors reviewed the Minutes of their meeting held on 10-1-04 and upon motion made, seconded and passed, they were approved, and all actions ratified.

FINANCIAL REVIEW

The operating report for the month ending 10-31-04 was reviewed and
approved. 

REPORT BY COAST MANAGEMENT

All paving work has been completed. Bids for the roofs will be available at
the next meeting. Painting bids will be obtained within the next ninety
days.

COMMITTEE REPORTS

The landscape committee reported that all trees will be trimmed within
thirty days.

OLD BUSINESS

The association’s legal counsel has completed its review of our CCRs and
will provide us with their comments at our next meeting.

NEW BUSINESS

The board has requested that Coast Management obtain bids for earthquake insurance coverage.

ADJOURNMENT

All business being concluded and upon motion made, seconded and passed, the meeting was adjourned at 9:50 p.m.
